Bushfire Attack Level Assessment (BAL) – Both NSW and VIC

This is an assessment to measure a building’s potential exposure to ember attack, radiant heat and direct flame contact, in a bushfire event. A BAL is the basis for establishing the requirements for construction (under the Australian Standard AS 3959-2009 Construction of Buildings in Bushfire Prone Areas), to improve protection of building elements from bushfire attack. Your level of bush fire risk is affected by the area you live, the vegetation, the distance from the vegetation to your home, and the slope. As part of your rebuild process, you will need to confirm your BAL in a written report.

BMO Reports

The BMO applies to land that may be significantly affected by extreme bushfires. Your project may require a BMS to assess and report on the suitability of proposed works before they proceed. If required, the BMS is part of the documentation that must be provided with a permit application to construct a dwelling or complete a development (subdivision, public facility) or range of other construction types and land use changes under a BMO. The specific planning requirements are detailed in Clause 44.06 (Bushfire Management Overlay) and Clause 53.02 (Bushfire Planning) of the Victorian Planning Schemes: Victoria Planning Schemes.

The report/s completed will provide you with a BMS sufficient to address the requirements of the Bushfire Management Overlay. Including maps of vegetation risk categories, fire history of the surrounding landscape, a Bushfire Management Plan that provides descriptions of vegetation management requirements, BAL construction standards, water supply access, emergency vehicle access and defendable space requirements.

Vegetation Loss Assessments – VIC

An assessment and reports to clear/remove native vegetation as part of a project or subdivision. This will include the process to provide offsets for the removal of vegetation, however there are further costs associated with offsets that are completed through a third party.

Tree Assessment

Assessment of Tree Protection Zones (TPZ), Structural Root Zones (SRZ) and heath assessments for developments or projects.

Completed impact mapping and reporting to satisfy Council requests as pert of development or building applications – NSW and VIC.
